Standard Specifications

Based on a condominium of 2200 square feet or more,
the following will apply:

• Client’s choice of Dura Supreme “Crestwood” cabinetry in European Contemporary or traditional, raised-panel style. 42” Upper Cabinets.  Wide selection of finishes to select from. All cabinetry shown on individual floor plans included.
• Client’s choice of stained or enameled woodwork (i.e. doors, trim, cove molding, etc.).
• Client’s choice of birch, solid core, flush face, interior doors or 6 panel doors or glass doors.
• Client’s choice of Granite slab, Corian, or Silestone for Kitchen countertops and Master Bath vanity top(s).
• Client’s selection of plumbing fixtures which includes Kohler’s Ultra stainless steel, undermount sink and Grohe faucet with pull-out spray at Kitchen; Kohler water closets; Jason Integrity Whirlpool; Delta “rainfall” shower heads, etc.
• Ceramic tile floors at all baths and laundry from a selection of ceramic, limestone and slate tiles.
• Appliances included are Sub-Zero 36” built-in refrigerator/freezer, GE range and oven, GE microwave, and KitchenAid dishwasher. Full-size Maytag Washer and gas Dryer in Laundry.  Choice of stainless steel, black or white Kitchen appliances.
• Electrical detailing includes thirty (30) recessed lights, ten (10) dimmer switches, two (2) heat lamps (at baths), fifty feet (50’) of soffit “rope” lighting (at DR or MBR), Halogen under cabinet lights at Kitchen and Powder Bath, Client’s choice of white, almond or black “rocker panel” light switches throughout plus $3,000 decorative light fixture allowance.
• Client’s choice of Emtek interior door hardware in nickel or polished chrome or brass.
• Client’s selection of any three (3) Benjamin Moore wall colors.  Note: Wallpaper, faux finishing and artistry painting on walls or ceilings is available but not included.
• Specialty wiring includes individual security package, five (5) telephone and five (5) television jacks at Client’s choice of locations, and stereo wiring with three (3) pairs of Boston Acoustics built-in speakers. Category 5 cable for high speed internet access is standard.
• One (1) Heat ‘N Glo gas log fireplace with 12” x 12” granite tile hearth and surround.
• Closet design and install includes white or almond, melamine shelving and built-ins and polished chrome rods; allowance included is $3,000 for each condominium residence.
• The floor finishing detail will be at the Client’s discretion; an allowance of $5.00 per square foot is included for labor and materials as Client sees fit.  The Builder/Seller will implement a wide range of installations which include granite, marble, ceramic tile, pre-finished wood, slate, limestone, glass and carpet.  All hard surface materials installed over 7/16” sound absorbing cushion.
